Vacancy is the biggest hidden cost of property management and aggressive marketing is the remedy! We have the resources to get the job done.

Web site. We have the most actively used residential property management web site in Arizona. We receive over 20,000 visits and 200,000 “hits” per month. It directs more prospective tenants to our rental homes than the Multiple Listing Service and newspaper ads combined! It has detailed information on the properties, pictures, maps, virtual tours, school reports, and other community resource links. Realtors and prospective tenants heavily use it because the information is close to “real time” by daily updates.

National Database Postings: In addition to our own web site, our rental homes are placed on national sites like Yahoo, Craiglist, AOL, and others. This is labor intensive, but with 65% of the public using the web, it has helped us to capture the majority share of the prospective tenants using this resource.

Cooperative relationships are maintained with relocation companies, major company employers and real estate leasing specialists. Desert Wide Properties initiates weekly contact with several valley employers to update them on availability of rental properties.

Signage in the community. With hundreds of homes in management, rental signs are placed on properties 30 days before homes are vacant. People are directed to properties that meet their needs, so the person renting your home will probably come from a sign on another home.

Community referrals from realtors. We have been in business for twenty years and many realtors know that we have the largest resource of rental properties in the Phoenix metropolitan area. Many realtors refer prospective tenants to us.

Company ads. We spend over $30,000 a year for generic ads that are a free service to our owners. Specific ads are available to owners at their expense using our volume discount rate with local newspapers.

Walk-in traffic and phone inquires. We get 50 to 300 people a day contacting our office looking for rental properties.

Intra and inter office referrals. We get prospective tenants directed to us from our other real estate offices throughout the community.

MLS is available to property owners at the lowest rate in the community. Instead of the usual 6% of gross rents, we only ask the owner to reimburse the 3% paid to the leasing agent.
